I've read a lot of stores lately about "credit score enthusiasts" who want to get the perfect credit score or are obsessed with improving their score. While it's certainly better than not caring about your credit score at all, it almost never pays to get a perfect score.



Despite all the stories about the odd ways your score is being used, the reality is that once you have a good credit score, you don't need to obsess about it.



Consider this - if your score is better than 760, then Fair Isaac Corporation, the company that invested the credit score formula; says you get zero benefit from improving it. For mortgage interest rate purposes, a 761 is the same as an 850. For auto loans, the bar is even lower. If you have a score about 720, it's the same as having a perfect score of 850. Visit their site and look in the right hand column - there's a table listing FICO scores and APRs for 30-year fixed mortgages, 15-year fixed mortgages, and 36-month auto loans.



If you are planning on getting a loan in the next year or two and your score is close to the next tier, by all means try to improve it. If you aren't planning on getting a loan and you have a decent score, focus your energies on something else. I assure you that you will get a better return doing something other than obsessing about your credit score.

If money's tight and you need a little extra time to cover a bill, service BillFloat can take care of it for you and you can pay them back later.

After entering the company you need to pay, you give BillFloat the amount of the bill and your account number. It'll let you know how many days it'll float the bill (a maximum of 30) and how much you'll owe BillFloat—which is generally $5, but decreases with the number of bills you pay. Each day, Inc.'s reporters scour the Web for the most important and interesting news to entrepreneurs. Here's what we found today:


Giving Gates an education. Just a few weeks ago, Bill Gates told a crowd at the Aspen Ideas Festival about the "unbelievable" online tutorials he and his son Rory have been taking. Today, Fortune profiles the man behind Khan Academy, the YouTube sensation that condenses lessons on everything from algebra to the Economics of a Cupcake Factory into quick, 10- to 15-minute videos. In the last four years, the tutorials, which are conceived, narrated, and taught by Harvard MBA grad Sal Khan, have been viewed 18 million times worldwide. According to the story, Khan was working at a small hedge fund before founding Khan Academy, which he shoots in a converted closet in his Silicon Valley home. Though he's already gotten some attention (and cash) from major investors. Khan tells Fortune he doesn't plan on charging a subscription for what he calls the "first free, world-class virtual school where anyone can learn anything."


Could Washington be the next Silicon Valley? Yeah, not really. Despite the presence of many top universities, AOL, and Frank Gruber, D.C. has "struggled to define its tech scene as more than just AOL," TechCrunch writes. And Scott Goodstein of Revolution Messaging says Washington is not so much about creating, but about using open-source tools to create value. "You're starting to see the rise of people in the government doing really smart things," he says. Who does he mean? The people running the White House Twitter account, for example. From Russia, without love. For nine months, the hacker who went by BadB lived openly in Moscow, managing websites for hackers who stole credit card numbers and then sold them online. But, as The New York Times reports, Vladislav Horohorin was apprehended earlier this month while trying to board a flight from France back to Russia. A French court will soon decide whether to send him to the U.S. to face charges of fraud and identity theft. The Times has all the dirty details on how Russia has become a hotbed for "the often well-educated and sometimes darkly ingenious programmers who pose a recognized security threat to online commerce.


Where memes actually make money. The humor website Funny or Die, which was founded in 2007 by Will Ferrell, Chris Henchy, and Adam McKay, with funding from Sequoia Capital, is known for: "one-off, zeitgeist-driven comedy shorts, spreading the word among its 1.5 million Twitter followers and 1.1 million Facebook fans to attract as many as 10 million viewers a month," FastCompany reports. How does it make a bunch of LOLs actually profitable? By staying agile, and being able to do exactly what Hollywood or talk shows can't do: turn a hilarious idea from concept to completion in less than 48 hours and with less than $2,000.


Learning from other people's mistakes.Experience may be the best teacher, but sometimes it's a lot easier to learn from other people's mistakes rather than making your own. To that end, the Los Angeles Times has a handful of first-hand stories from entrepreneurs who share the mistakes they made while starting their businesses and some of the lessons they learned from the experience. The issues these businesses face run the gamut from inexperience in drafting workable contracts to learning how to handle cycles in cash flow. However, the most unique lesson was the biology major who started an aquarium company designed specifically for jellyfish, only to find out that his customers couldn't find anywhere to buy jellyfish. Ever the entrepreneur, he went out in a rubber boat and collected the jellies himself.


She hated her inbox. Really, really hated it. When Hilary Mason, the lead scientist at Bitly, found her Gmail too overrun with new messages to properly deal with it, she didn't act like anyone else and just lapse into denial. She fixed it. As the New York Times reports, Mason, in some brilliant hacking, built layers on top of her Gmail account that "follow a series of rules to correctly prioritize which emails she should read first." People she regularly corresponds with earn a higher priority. When her mom writes, she also gets a text-message alert. And messages that require a yes/no answer can be automatically replied to once Mason herself has set that precedent. When can you get Mason's system? She says she'll release the code soon. Making a campaign video is a dicey process. First, there’s the inevitable low production value, and then there’s the tendency for candidates to fall victim to attention-grabbing gimmicks and questionable musical numbers. But nothing quite compares to the embarrassment of the dreaded spoof video, and unfortunately for Vermont Senate hopeful Daniel Freilich, no one filled him in on that.


As a powerful whack in the beating of the dead horse that is the Old Spice homage genre, Freilich tried to emulate the Old Spice guy in a parody campaign ad – according to the description for the video on YouTube, it was his attempt to show off his “fun side.” There’s just one problem: no one can pull off a performance as good as Isaiah Mustafa’s original, especially not when they do it in front of green screen-ed images of quaint Vermont landscapes.


To his credit, Freilich admits that he hasn’t spent any special interest money on his campaign, which explains the poor quality of the video. But that’s about as far as he gets into why he’d make a good senator. For the rest of the video he pretty much just panders to his Vermonter demographic, chugging a tin can of maple syrup (had to fact check that one, because it looks like a tin can of motor oil), and riding a cow – people from Vermont do that, right?


Let this be a lesson to all future Senate/Presidential/Homecoming Queen candidates who want to make a campaign video: keep it simple, make your point, and if you want to spice things up, just look into the camera and say “Barack Obama is the worst president in history” completely stone-faced.

foreclosure auctions




Need-to-know No. 1: The fine print associated with the type of auction you're attending. If you plan to score your bargain-basement unit at the foreclosure auction on the steps of the county courthouse, consult with a local real estate attorney and make sure you conduct an exhaustive title search before you make your bid. It's possible to purchase one of these properties and still have to contend with other liens still on the property, like second (or third) mortgages, back property taxes and Homeowners Association (HOA) dues unpaid by the former owner.



Under the law in nearly half of the states, when you buy a place at the foreclosure auction, the former owner has anywhere from six months to a year after the auction to "redeem" their rights to the property, meaning they have the legal right to buy it back from you.



If you're buying the property at an auction of REO properties (Real Estate Owned by the bank), make sure you read 100% of the terms and conditions of the auction. Many auctions will allow you to get a property inspection -- go figure -- so you should. They will also often allow you to use a mortgage to finance your purchase, which the courthouse foreclosure auctions do not.



However, most of these REO auctions do take a non-refundable cash deposit from the auction winner, and do add some sort of "buyer's premium" on top of the winning bid -- some as high as 5%. That extra cash can make it tougher to get positive cash flow out of the place.



Get clear on the fine print before you buy at any property auction.



Need-to-know No. 2: Your numbers. Many a wanna-be investor thinks, "Hey -- it's a $50,000 condo. If I get $1,000 in rent -- I'll be making cash hand-over-fist." And there ends their cash flow analysis. Seasoned investors know, though, that there are always more line items to the story. If you're thinking about investing in even the cheapest of cheap condos, you still need to create a written cash flow projection, or pro forma, to see how feasible it is that the investment will actually pay off.



If you plan to finance your investment with a mortgage, you must factor in the mortgage payment, mortgage insurance (if you put less than 20% down), and closing costs. And, even if you are able to buy a cheap condo with cash, you still need to take into account the costs of HOA dues, property taxes, landlord's insurance, any utilities landlords pay in your neck of the woods (like water and gas), a property manager and repairs.



You should also include an allowance for long-term maintenance, possible special assessments by the HOA and vacancies -- every landlord deals with occasional months where no rental payments come in. And you should definitely have a chat with your tax adviser about the deductions you should factor in, and the income tax you may incur on the rental income.



Then, offset that -- on paper -- by the average rents being received by other landlords in the complex or the area. If you're only making $3.75 per month in the projections, you might decide that other investments are more sensible.



Need-to-know No. 3: Whether the HOA and the complex are healthy. Sacramento, Calif., real estate agent Stacey Wilson thought she'd scored, big-time, when she invested in a two-bedroom, two-and-a-half bath condo for $40,000 in September of 2009, especially since the place had gone for $175,000 in 2007. After closing, though, it quickly dawned on Wilson that the complex and the HOA were both broke.



"Take a look around and see whether things are in working order," Wilson advises prospective condo investors. "When things are broken, find out how long they've been broken." Wilson's complex has two pools and a sauna, but "none of them works -- and they haven't worked in years."



Also, Wilson's unit is in an HOA riddled with a sky-high rate of delinquent dues, so it can't afford to repair the pools and sauna, nor does it have the cash to replace the wood shake roofs on all the buildings. "We only have a couple of years of roof life left, and now the hazard insurance company is threatening to drop our coverage, because they see the wood roof as a fire hazard," Wilson explains. "It's really important to read every page of the HOA disclosures you get during escrow, and make sure they're solvent. If the HOA is broke, it can create a domino effect of problems."



Need-to-know No. 4: The landlord-tenant laws and restrictions of your city or HOA. Many urban areas, in particular, have rent-control and eviction-control laws that limit your ability to raise the rent, or to evict a tenant without having a particularly strong reason for doing so -- sometimes even requiring landlords to pay tenants to move out.



And because the percentage of owner-occupied units impacts the ability of an HOA's members to resell and refinance their homes (many banks won't offer mortgages in complexes with fewer than 75% of the units being owner-occupied), many HOAs put a cap on how many units can be rented out. If you're planning to buy the condo as a rental property, it behooves you to know how feasible and how desirable it is to be a landlord in that complex and town before you buy.



Need-to-know No. 5: Where goes the neighborhood. Wilson's foray into dirt-cheap condo investing turned into a true adventure when circumstances led to her moving into the property she thought she'd never live in. Turned out, the nighttime goings-on in her new neighborhood were unlike anything she ever expected from her exclusively daytime experiences in the area. Before investing in a discount condo, Wilson advises, act like someone house hunting for their personal residence, and "go by the place at night and on the weekends. You'd be surprised at how different a place can be at night."



The fact that a condo is so inexpensive might actually be a signal that the neighborhood may not be one you want to spend much time in, even as a landlord. Wilson says, with 20/20 hindsight, "If it's really cheap, it's probably not in the best place."

Realtors are not reporting the true sold prices on homes.  Here are 2 examples.  If a home is listed on the MLS and then sells at a auction like Hudson & Marshal or RealtyBid, you can see the sold price online or if you attend the live auctions, see the house sell at open outcry auction.  The next day the houses are reported sold on the MLS but always at full price.

The example below sold for $115,000 at Realtybid but is listed as sold for $159,500 on the MLS.

Also, homes are listed on the MLS and sold on the HUD site.  You can see the sold area on HUD and the Bid Stats.  The house listed below sold on the Hud site for $90,061 but again was listed as sold for full price on the MLS $113,400.

These are only 2 examples, I have seen over 100 and assume it is occurring everywhere.  I understand that foreclosures are not included in the sales stats from the Realtor Assoc. but the stats they use are taken from the sold prices listed on the MLS.  They are all false.

Simply said, this means that any pricing data coming off Multiple Listing Services is fatally flawed, and if this observation is verified, could potentially be a simplistic means to misrepresent the true home price by up to 40% higher.

As for the examples, here is property 1 as represented by the MLS: note the price of $159,500

And below is the actual final auction price on the exact same property taken from RealtyBid:

The MLS certainly pulled all the correct information on the property... all except for the price.

Another example: 5572 Goodhue Ave, Rockford IL 61109. The house was sold in auction for a purchase price of $90,061 as the below screenshot from the HUD auction indicates:

Yet the very same property was listed on foreclosure.com, and subsequently pulled by Zillow, as having a value of $113,400

These are merely two examples.

We have a simple question: which price is the NAR, Case-Shiler, and every other resi real estate index service pulling: the higher or the lower. For the ongoing credibility of the suddenly green shoot free recoveryless recovery, we at least hope it is the correct one. Which is why we ask readers to advise us of any comparable bifurcations between paid and listed price on properties they may be aware of.

Suddenly David Rosenberg's claim that no properties over $750,000 sold in the past month doesn't seem all that outlandish...

These are very rich in vitamins and minerals that the body needs. It is also a great source of fiber. Most important of all that you don't ever skip a meal. When you miss a meal your body goes to what they call a "starvation mode". When the body experience hunger, it will make you rebound or eat more in your next meal then instead of using the food as energy it will store the food turning it into fats. Keep your stomach guessing on when is the next meal by eating more often during the day. That doesn't mean you have to eat more. What I'm trying to say is that you should have at least 2 or 3 small snacks besides your 3 regular meals.

There are many ways that you could do some exercise without spending money how to lose weight fast by going into a gym.
